If you buy an apartment (or sometimes a house in a shared project) in the Netherlands, you automatically become a member of the Vereniging van Eigenaren (VvE).

The VvE is responsible for the maintenance of the shared parts of the building (roof, elevators, potential foundation, cleaning).

What a VvE Is and What It Covers

The VvE collects a monthly contribution (servicekosten) from all owners to pay for:

  • Building Insurance (Opstalverzekering): Coverage for the structure itself.
  • Maintenance: Painting, cleaning of common areas, elevator repairs.
  • Reserves (MJOP): Saving for major future repairs like a new roof.

Typical Monthly Contributions

Costs vary wildly depending on the age and luxury of the building.

  • Basic: €80 - €120 / month (Minimal maintenance, no elevator).
  • Average: €150 - €250 / month (Elevator, cleaning, decent reserves).
  • High: €300+ / month (Old buildings with high maintenance needs, or luxury services).

Note: Look out for "stookkosten" (advance payment for block heating). This inflates the VvE contribution but actually covers your gas bill.

Reserves (MJOP) and Why They Matter

A healthy VvE has a Meerjarenonderhoudsplan (MJOP). This plan dictates how much needs to be saved.

  • Red Flag: A low monthly fee (e.g., €50) often means there are no reserves. When the roof needs fixing, every owner will receive a surprise bill of €5,000 - €10,000. This makes a low VvE fee actually more expensive in the long run.

How to Include VvE in Your Model (#vve)

In the calculator, add the VvE contribution to the Service Costs or monthly ownership costs field.

  • Why? Renters often have service costs included or pay a small amount. As an owner, this is a "sunk cost" similar to rent—you don't build equity with it.

FAQ

Is VvE contribution tax deductible?

No. It is a private living expense.

What if the VvE has debt?

If a VvE has taken out a loan (e.g., for sustainability upgrades), check if the interest is deductible (sometimes it is). However, be careful buying into a VvE with bad debts.

Can I opt out of the VvE?

No. Membership is automatic and mandatory.
